What size steel beams for a loft conversion?

Over the years, we’ve perfected the loft conversion process to make it as simple as possible, keeping you involved in every step, from conception to completion. Our six-step process includes a personalised information pack, architectural drawings, and a final decision meeting with our specialists to make sure you’re happy before work is commenced.

The process is as follows: At the start of your project, we will send a surveyor to assess your property; our RIBA qualified architects will then draw up a set of plans in direct consultation with you. Once you are completely happy with your plans, we will complete your structural calculations and send your plans to the council if necessary – making everything as streamlined as possible for you.

Can My Loft Be Converted?

As long as your loft meets the minimum height requirement of 2.2m then your loft can be converted. The measurement needs to be taken from the top of the existing ceiling joists to the underside of the ridge/trusses. Please do not measure to the felt / tiles.

How Much Does A Loft Conversion Cost?

As a general guide, a roof-light conversion (where the room is constructed within the existing roof space) usually starts from around £24,000.00 and a rear flat roof dormer conversion usually starts from around £38,000.00. The overall cost of the loft conversion is always determined by the size of the loft space, the individual works involved and the specification you would like.

HOW WILL I ACCESS THE LOFT CONVERSION?

If you want to convert your loft for habitable use you will need to install a staircase. Careful design of this can be critical to the success of your loft conversion. If there is enough headroom it is often best to continue the stairs in the existing stairwell. This saves space and gives a feeling of continuity within the home. Alternatively part of a room will have to be partitioned off to accommodate the new staircase.

DOES MY LOFT HAVE ENOUGH HEAD ROOM TO BE CONVERTED?

Most lofts can be converted but what is crucial is that there is enough achievable headroom. Ideally you need a minimum of 2.3m (7 feet 6 inches) to start with from the existing ceiling joists to the apex of the loft.

Therefore, once the new loft floor (about 200mm or 8 inches) and ceiling (about 100mm or 4 inches) is in place in the loft conversion you will be left with a ceiling height of about 2m (6 feet 6 inches).

 

Are Party Wall Agreements required?

The answer is always yes when converting the loft as there are R.S.Gs or steel beams inserted into the loft and they are positioned to rest on and inside the party wall. Even though the beams only rest on your half and not the neighbours, a Party Wall Agreement has to be entered into to avoid any disputes arising once the work has commenced.

Will My Loft Conversion Require Building Regulations?

All loft conversions require building regulation approval from the local authority. These regulations ensure safety measures are in place and set a standard of construction and design.
